Cambie Corridor Plan

The Cambie Corridor has been at the heart of significant growth and development since the City of Vancouver adopted the Cambie Corridor Phase 1: Planning principles and interim rezoning policy on January 22nd 2010.

The Cambie Corridor plan focuses on the area between Oak Street and Ontario running south-north from the Fraser River to W 16th Avenue. Following the construction of the Canada Line the City of Vancouver sought to build and enhance the existing neighbourhoods along the Cambie Corridor. Emphasis has been placed on building complete and walkable communities where more Vancouverites can live, work, shop, learn and play. Now in Phase 3 the plan will add the following to the Cambie Corridor over the next 30 years:

- Space for 9,200+ new jobs
- Opportunities for multi-family housing on 2,000 single-family lots
- New and vibrant public spaces, including 20+ acres of new parks
- More than 5,000 secured rental units and 2,800 social housing units
- A vibrant and enhanced Oakridge Municipal Town Centre.

The Cambie Corridor Contains 5 distinct neighbourhoods and areas of focus: Cambie Village, Queen Elizabeth, Oakridge Town Centre, Langara and Marpole / Marine Landing. You can find more about the Cambie Corridor Plan on the City of Vancouver Website or via the links below.

Langara Neighbourhood

The property at 642 West 52nd is located within the Langara Neighbourhood of the Cambie Corridor Plan. This neighbourhood is outlined in the image to the right and includes Langara Golf Course, Langara College and the West 49th Avenue Skytrain Station.

The City of Vancouvers goal for the Langara Neighbourhood is to create a more walkable, mixed-use urban environment that seamlessly combines mixed-use mid-rise residential/commercial buildings, ground oriented townhouses, and the existing Single-Family homes. Development will feature additions to the public space that residents enjoy on a daily basis that include: public plazas, lighting, street furniture, benches, public art and landscaping.

The neighbourhood has always enjoyed a great park like environment which will only be enhanced, made more accessible and useable. A real emphasis has been put on the pedestrian and resident enjoyment of the area by requiring development that enhances the green park-like setting with widened sidewalks, landscaped setbacks and buildings with street level active uses where Vancouverites can shop or find services. This only adds to the already great lifestyle and enjoyment gained from living within this neighbourhood.

Immediate Neighbourhood

Again with a focus on the resident enjoyment of their public space the City of Vancouver has planned for how higher-density, multi-family and multi-use development, located along the corridors, meets the lower-density single-family neighbourhoods that are existing. The answer is in providing ground oriented homes such as townhouse developments in between that provide greater housing options for Vancouver families while also creating a more diverse neighbourhood of, and for, residents.

The image below provides a good look at the immediate area surrounding the property at 642 West 52nd Avenue. Townhouses and more ground oriented homes built for families will provide a great streetscape and comfortable, walkable environment between the existing single-family homes and the mid-rise residential along the active Cambie Street.

Making Room Housing Initiative

Working to deliver on the priorities set out in the Housing Vancouver Strategy, and the Three-Year Action Plan, the City of Vancouver has made changes to most RS zones for the purpose of providing greater housing choice within neighbourhoods for families and downsizing seniors. The newly approved amendment now provides Vancouverites owning an RS zoned property the opportunity of building a duplex with 2 separate strata-titles.

The new zoning regulations within RS zoned neighbourhoods do not remove single-family home construction as an option but rather provide additional options to owners and home builders. The below infographic accessible via the City of Vancouver website provides good idea of what is now permitted within most RS zones within the City:

Opportunity to build Single-Family

The property at 642 West 52nd Avenue provides a purchaser with the opportunity to build a new Single-Family home with a Secondary Suite and a Laneway Home. Should the purchaser pursue this option under the amended RS-1 zoning bylaw the following would be the general building regulations:

Laneway Home Permitted
Floor Space Ratio:
- 0.70 including optional secondary suite
- 0.16 in a laneway home.
Height: 9.5 meters
Site Coverage: 45%
Building Depth: 35% of the site depth

Pursue this opportunity and the purchaser could build a beautiful family home with additional self-contained homes in a Secondary-Suite and (or) a Laneway Home that could be used for purposes of generating additional income, space for in-laws, growing family or visitors.

Opportunity to build duplex

The property at 642 West 52nd Avenue provides the purchaser with a truly great opportunity to build within the new guidelines endorsed under the Making Room Housing Initiative. The Westside Vancouver market is hungry for a greater choice of housing product between condos / townhouses and Single-Family detached while active buyers are seeking out value. If a Duplex is to be built on this property the finished product would align perfectly within the neighbourhood plan while bringing the market precisely the type of product that it's looking for and would currently digest. The following are the general regulations for duplexes in RS zones:

Density: FSR 0.7
Height: 10.7 m
Site Coverage: 45%
Building Depth: 45% of depth of site
Parking: Duplex with secondary suite - minimum 3 spaces

The new regulations require that duplexes built on RS lots with a size of greater than 5,500 square feet contain either a lock-off unit or secondary suites. The subject properties size exceeds 6,400 square feet and the City of Vancouver will therefor require the construction of 1 or more suites within the duplex. With more and more buyers actively seeking out homes that provide secondary income by way of rentals this provision further improves the saleability of the finished 1/2 duplex product.
